Approach Focus on Value Creation Of the 135 residential rental properties comprising 17,784 apartments nationwide that the Stratford Capital team has acquired, developed or financed, many were “market rate” apartment investments under a value-added Market Rate Apartment Investment Program. The focus of this investment program is to create value in existing multifamily rental apartment properties in need of moderate rehabilitation and/or improved property and asset management in order to maximize their net operating income. These institutional quality investments are typically located throughout the Southeast and Mid-Atlantic regions of the United States. Three recent institutional joint ventures and our initial five Tenant-In-Common offerings – Brittany Point Apartments, Patchen Oaks Apartments, Breckinridge Square Apartments, Brandywine at Lafayette Apartments, and Newport Manor Apartments – are representative of this investment program. Using Local Expertise Given our long tenure in the real estate investment business, our principals have developed solid relationships with a vast network of “local” property owners, developers and property managers who have significant “on the ground” knowledge of their respective markets, area competition and local economic trends. These relationships serve as the foundation for Stratford Capital’s acquisition strategy under various investment programs. They allow us to become familiar with, and bid for, multifamily rental apartment properties on a “principal-to-principal” basis, before they become broadly marketed, thereby avoiding unnecessary markups. Targeted Property Acquisition Strategy Our acquisition strategy involves an extensive screening process that reviews properties that are in need of moderate rehabilitation and/or new property and asset management in order to better compete within their respective submarkets. Only those properties that meet our stringent physical and economic criteria are chosen as investment candidates. These properties are generally in established and robust apartment markets where physical and economic barriers to entry exist, such as high land and/or replacement costs or zoning restrictions, thereby hampering the construction of new apartment complexes. Because Stratford Capital typically targets properties that have not been publicly marketed, we are normally able to purchase multifamily apartment properties at an acquisition price that is typically well below replacement cost. Active Asset Management Oversight Each of our investment properties is asset-managed by the Stratford Capital team to ensure that the value creation strategy stays on budget and is completed within the projected time frame. Construction status and property operating results are subjected to a detailed review every month, comparing actual operating results with the property’s original business plan. Stratford Capital has been successful in developing strong working relationships with its on-site property management teams to ensure that the formulated investment strategy translates into results that are on target.
